extension and refurbishment in Highgate - Roman Pardon Architecture
Holly Lodge Estate
residential

This project consisted of a whole house refurbishment of a semi-detached house on the Holly Lodge Estate. Built in the 1920s on the site and grounds of a 1789 villa, the charming mock-Tudor houses and mansion blocks sit in tree-lined streets on a sunny hillside in North London adjacent to Hampstead Heath. This south facing property offers a fantastic vista of central London to the south and, whilst standing outside their existing kitchen, my clients had enjoyed views of Parliament Hill to the south-west. This was lost when their neighbour built a full width rear extension.

The overarching ambition for this project was to better connect the clients to the incredible landscape hidden behind their home. And this connection should be present as soon as they entered their house. We subsequently added a full length side extension at upper ground floor level to accommodate a new kitchen, pantry, study and wc. The new terrace, adjacent to the kitchen, provides generous space for outside living and re-establishes views of the hill. The new shallow stair gently extends the terrace to the garden below. The undercroft forms a weather proof storage area.
